Your vote this fall

How to Vote

There are three separate votes at the PHCA this fall, and they are easy to mix up. Here is each one: what it decides, where it stands, and what we recommend.

1

The Annual Board Election

Open now
Electronic voting closes Oct 24, 10:00 AM HST
Vote for Dale Sands & Tom Bartlett
2

The Vote to Remove Director Rose Krebs

Not yet scheduled
Vote YES to remove
3

The Vote to Remove Patti Thiele & Dale Sands

Not yet scheduled
Vote NO: keep them
Dale Sands is in two of these votes. He is running for re-election in the annual election, and a petition is trying to remove him. Vote for Dale in the election, and vote NO on the petition to remove him.

1. The Annual Board Election

Open now. Electronic voting closes at 10:00 AM HST on Saturday, October 24, 2026, the morning of the annual meeting.

Two Board seats are up for election. The candidates are Dale Sands, Tom Bartlett and MJ Stancil.

Our recommendation: vote for Dale Sands and Tom Bartlett. They are community-backed leaders who will protect our open space, and neither is a party to any lawsuit.

Be aware: MJ Stancil is the manager of Starwood’s 1 Hotel Hanalei Bay. She is on the ballot through a Starwood corporate designation, not as a Princeville homeowner. Members should ask: Does she live at the hotel she manages? Does she own property here, and pay property taxes and Association dues herself, like the owners she would represent? Her profile →

Why every vote matters

1,008
votes the 1 Hotel controls in a two-seat election
100%
of those votes the hotel cast in 2024
31% · 21%
of single-family homes and condos that voted in 2024

The hotel votes as one block, and most homeowners don’t vote at all. If the hotel puts its whole block behind its own candidate, Dale and Tom each need more than 1,008 votes to win. That only happens if we all vote.

How to vote

  1. Vote for Dale Sands and Tom Bartlett.
  2. Electronic ballot: look for the email from ElectionBuddy (ballots were sent September 24, 2026) and use the unique access key in it. Never share your access key. No one from Protect Princeville will ever ask for it. Electronic voting closes at 10:00 AM HST on Saturday, October 24, 2026.
  3. Or a paper ballot: paper ballot packages are being mailed to members. Follow the envelope instructions exactly. In 2024, 203 ballots were thrown out, most for envelope mistakes:
    • 75 ballots were outside the “Sign Here” envelope
    • 57 “Sign Here” envelopes weren’t signed
    • 31 ballots were sent in alone
  4. Also return your signed proxy, even if you voted electronically. Electronic votes don’t count toward the annual meeting quorum, so your proxy (or attending) is still needed. If you don’t want anyone voting on your behalf, check “NO ONE – for quorum purposes only.”
  5. Questions, or no ballot email? Email ElectionBuddy at [email protected].

Read the candidates’ own biographies on the PHCA website. The annual meeting is Saturday, October 24, 2026, at 9:00 AM HST at the Princeville Community Center, with a Zoom option (register for Zoom).

2. The Vote to Remove Director Rose Krebs

Not yet scheduled. Members petitioned for it, and the PHCA has not yet sent the official meeting notice.

Princeville owners lawfully petitioned to remove Director Rose Krebs from the Board. The PHCA must now notice a special meeting for members to vote.

Our recommendation: when the meeting is noticed, vote YES to remove Rose Krebs.

Why? Read Don’t Be Fooled, see the Ace & Rose Map, and compare the Two Futures this vote decides.

3. The Vote to Remove Patti Thiele & Dale Sands

Not yet scheduled. The PHCA has not yet sent the official meeting notice.

A petition has been filed to remove our President, Patti Thiele, and Vice President, Dale Sands. The PHCA has not said who filed it. The community believes it is Starwood’s: its 1 Hotel is the only owner with two votes per door, and the only one that could have filed it. When Patti and Dale recused themselves at the August 27, 2026 Board meeting, that was clear to members, and the online fight over the hotel’s two votes per door shows everyone knows it. Yet the PHCA sits silent.

Our recommendation: when the meeting is noticed, vote NO. Keep Patti Thiele and Dale Sands.

These are the two elected leaders standing between the developer and our open space. The “Friends of Princeville” mailer urges members to remove them too. See the Connection Map.
