Don't be fooled
A message to your fellow Princeville homeowners — please read before you vote.
You recently received a glossy letter from "Friends of Princeville" (FOP), signed by Bernard Markowicz, telling you to keep Rose Krebs and remove Patti Thiele and Dale Sands. It was designed to sound neutral and civic-minded. It is neither. It is a campaign document from the 1 Hotel / Starwood camp, dressed up as friendly advice. Here is what the letter said, and the truth behind each claim.

Who "Friends of Princeville" is
What Bernard saysThey are an independent group of long-time owners with no agenda but the good of the community.
The truthBy Ace Hodgin's own public admission, Bernard Markowicz received all of Starwood's proxy votes — he runs for our Board on the hotel's block of votes. This is the same man who branded neighbors a "cult" and a "mob," allegedly hid behind a fake online persona (“Kaleikoa Medeiros”) to attack neighbors, and even tried to impersonate the PHCA itself on Nextdoor. And note how this letter reached you: Bernard says the addresses were "readily available," but he didn't request the mailing list — Ace Hodgin did. The Starwood-aligned group pulled our members' home addresses from the PHCA to mail you their campaign.
What a recall means
What Bernard saysMembers shouldn't overturn an election without a persuasive reason.
The truthWe agree completely. So ask yourself: Bernard gave you no reason at all to remove Patti and Dale — only vague words like "stewardship" and "communication," and not one specific act of wrongdoing, because there isn't one. Meanwhile the reasons to remove Rose are specific, documented, and overwhelming. The persuasive reasons run the opposite direction from the way his letter points.
Why he says RETAIN Rose Krebs
What Bernard saysRose is an "independent" director, and the allegations against her are just "disputed" disagreements.
The truthRose is the single most conflicted director this Association has ever had:
- In June 2025 the PHCA agreed to pay her and her husband $60,000 of Association dues to settle their dispute with the Association.
- She has cost the membership roughly $156,000, much of it in legal fees, through repeated threats of legal action. In December 2024, two months after joining the Board, she wrote that she would fight to see directors "held personally liable."
- She used the Association's official platform to attack a member by name and to threaten the petition signers with exposure.
- In May 2026 the Board adopted conduct rules for directors at Community Design Committee meetings, calling for professional behavior and no personal attacks. Members believe the rules were prompted by her conduct.
- She steered the Board toward the very firm that represented her and her husband against the members and the PHCA, until the firm had to step aside.
- She has been threatening this community almost from the day she arrived — by December, roughly two months after joining the Board.
That is not independence. That is a director working against the members who pay for this Association.
The broader context of this recall
What Bernard saysDon't let "one group" capture the Board to advance a private legal dispute.
The truthHe has it exactly backwards. The seat elected on the hotel's votes is Rose's. And the petition to remove the two independent leaders? The PHCA hasn't said who filed it, but the community believes it is Starwood's: only its hotel has two votes per door. On an open Board call, Starwood's attorney James Raved threatened all 27 holes — not just the Woods Course, but the bluffs above Puʻu Poʻa Beach at Hideaways and every open space we treasure. As long as Starwood holds development over our heads, every home in Princeville is under a cloud: homes are hard to sell, and there is a real diminution in value that will not lift until Starwood walks away from development — so title, loans, and insurance can be written and agents can sell our homes again. The specter of disturbing Tier 1 anthrax in that soil only deepens the harm. This is not a "private dispute." It is the future of our whole community.

What Bernard saysThey failed at "stewardship, communication, and execution."
The truthHe can't name a single specific failing, because there isn't one. Patti and Dale are measured, experienced, and level-headed, with decades of business experience and service on other HOA boards. They run this Association by the book — protecting members instead of threatening them. That is exactly why Starwood wants them gone: they are the calm, principled leadership standing between this community and a corporate takeover of our Board.
Stewardship of member funds
What Bernard saysThe current Board is careless with your money.
The truthThe money problem has a name, and it isn't Patti or Dale. The $60,000 payout, the roughly $156,000 in cost, and the endless "I'll call my lawyer" all trace to Rose, Ace, and Starwood — not to the neighbors asking for accountability. Do not let them start the fire and then bill you for the water.
This should not become "a contest between factions"
What Bernard saysDon't replace one faction with another.
The truthHe wrote that line while handing you a factional slate that serves one faction from top to bottom — the hotel bloc. Keep Starwood's director; remove the two directors Starwood wants gone. That's not neutrality. That's the takeover, printed on nice letterhead.
Questions every member should be asking
- Why is Director Krebs so closely aligned with James Raved, Starwood's corporate attorney — the same lawyer who threatened all 27 holes?
- Director Krebs's daughter, Jen Krebs, is a founding partner of Hawaii Project Development, a Kauaʻi development-and-design company whose ties run through Timbers Resorts, Princeville Development, and The Resort Group (Jeff Stone's operation). With family that deep in Kauaʻi development, is that why Director Krebs fights to keep development alive?
- How well did the members who voted Rose and Ace onto this Board actually know them — and who delivered those votes? (Bernard, who signed your letter, got all of Starwood's proxy votes.)
- Behind all of this stands Starwood and its cohorts: Rose Krebs, Ace Hodgin, Sam George, Bernard Markowicz, Randy Kotsol, James Raved, and Roy Shanholtz. Ask yourself who benefits.
Remove Rose Krebs. Retain Patti Thiele and Dale Sands. And vote.
We are pro-open-space and against development. Our goal is simple: hold Starwood accountable and never develop any of the seven parcels the Dedication protects, as the court ruled — above all the Woods, where the anthrax is buried. The same goes for the bluffs and the rest of our open space.
